The winter months can pose significant challenges for property owners. Lower temperatures can lead to problems such as broken boilers, frozen pipes, and damaged roofs, all of which can be time-consuming and expensive to repair. In our latest article, Miller’s Real Estate team offer helpful advice on how to best protect your properties during the winter season.

Tenant communication

  • Send out a winter preparedness guide to tenants, outlining steps they can take to protect themselves and the property.
  • Provide tenants with a list of emergency contacts, including maintenance and utility companies.

Heating system maintenance

  • Schedule professional inspections for all heating systems across your properties.
  • Ensure furnaces, boilers, and heat pumps are in optimal condition.
  • Inform tenants about the importance of reporting any heating issues immediately to prevent prolonged outages.

Preventing frozen pipes

  • Insulate exposed pipes in basements, attics, and exterior walls to prevent freezing.
  • Consider installing pipe insulation in all units.
  • Advise tenants to keep their thermostats at a minimum temperature, even when they are away, to prevent pipes from freezing.

Roof and gutter care

  • Ensure gutters and downspouts are clear of debris to prevent ice dams, which can cause significant water damage.
  • Conduct thorough roof inspections to identify and repair any damage.
  • Ensure roofs can withstand heavy snow loads.

Snow and ice management

  • Establish a snow removal plan for each property.
  • Ensure you have contracts in place with reliable snow removal services.
  • Provide tenants with salt or sand for walkways and driveways to prevent slips and falls.

Landscaping and exterior preparations

  • Trim trees and remove dead branches that could fall and cause damage during winter storms.
  • Ensure all outdoor furniture and equipment are stored or secured to prevent damage from high winds and heavy snow.
